If price wasn't an option, would anyone know which is the best floorboard finish ? and why ?

We want to re-polish the floorboards to our new home, but we have been presented with 3 options
1) Oil based
2) Solvent based
3) Water based

For us it is the durability and moisture protection that is most important.

It is $22 m2 and $40 for stairs. All up about $2500.00 for solvent based or $3000.00 for water based
If solvent based is the most durable and provices most moisture protection why is it the water based most expensive ?
Is it purely because
1) These finishes are clear and non-yellowing
2) They have a milder odor than oil-modified finishes
3) They have and they dry in about two to three hours

Any help & assistance would be appreciated.

the water base would have smoother finish won't it? Like glaze tiles Vs polish porcelain. Glaze has the shine, but a fake shine. Polished porcelain has the natural mirror finish. Hence it being more expensive.

oil based will last alot longer though

Also take into account which finish would more slipprey in woolen socks and potential injury/concussion/death from slipping over on this surface.

I realise this isn't a crysis or game related query so it is much appreciated.
The floors are currently Oil based and there is no slippage. The are about 5yrs old and are showing signs of wear. there is over sun exposure in places and the colour has worn away. There is evidence of scratches, which is expected as well in traffic areas.
Oil based was never a consideration for us because the polisher showed us the durability and the ease of scratches that could be made.
That was why we thought we'd go with Water-based or solvent based.
The wooden floors are only upstairs, where the bedrooms are.
The higher traffic areas are the downstairs and they are all tile covered.

It is a petroleum base with a blend of synthetic resins, plasticizers and other film forming ingredients that produces a durable surface that is moisture-resistant. It is a solvent-base polyurethane that dries in about eight hours. This type of finish ambers with age. and comes in different sheen levels.

2. Moisture-cured urethane is a solvent-base polyurethane that is more durable and more moisture resistant than other surface finishes. Moisture-cure urethane comes in non-yellowing and in ambering types and is generally available in satin or gloss. These finishes are extremely difficult to apply, have a strong odor and are best left to the professional.
Curing of this type of finish is by absorbing minute quantities of moisture vapor from the air, which causes them to dry and harden. The curing process is very dependant on relative humidity.

3. Water-based urethane is a water-borne urethane with a blend of synthetic resins, plasticizers and other film forming ingredients that produces a durable surface that is moisture-resistant. These finishes are clear and non-yellowing and are different sheen levels. They have a milder odor than oil-modified finishes have and they dry in about two to three hours. Water-based urethanes are generally more expensive.

(So is water baesed just generally more expensive, dry quicker and a milder odour ? but same or less durability and water resistance to the solvent based ?)

go to dulux paint store, and ask for cabits floor clear.
it is an oil based clear. pick the semi gloss not the high gloss, reason being is that high gloss faids to easy and stands out and all the defects in the timber stand out as well, as nice as it looks u r better off with semi gloss, u will never see it fad, finishs very smooth and always looks clean.

am yeah i am a painter by the way.

edit: it will need 3 coats for that nice finish, i have done 4 though at my place, looks better and finishs a lil smother

I have no idea what to do. Both my partner and I are useless, even at fingerpainting.
In terms of the size of the project, then the land is 460m2
If the home is more than half the land size then maybe 200-230m2 for the whole upstairs plus stairs ?
OK. semi gloss sounds good. We'll go with that suggestion.
Also, we have a painter that is painting the whole internal including the basement, patching any cracks and sealing the bathrooms.
We found some damp in the basement and he'll seal that and paint that too.
The garden is a mess and he'll clean that up too
All up job will cost: $7500 ?

Polishing will cost another $2600 ?

painting the floor is easy but u need someone to sand it up for u. painting it urself can save u some money, however 2600 isnt a bad price. the picture from the agent is done in a high gloss by the wya.

The place is nice. It has quality inclusions like asko dishwasher, ilve cooktop/ oven, villeroy&boch toilets, but they are taking away the miele washing machine+dryer and miele coffee machine

Pauline doesn't understand why people need $900 toilets since a $200 one will do the same job, that is flush shit away, but I explained villeroy&boch make german plates aand dishes so I will be serving dinner to Pauline on the toilet.

floor boards are good as long as you've got central heating cos they get cold very fast!

Love watching cats/dogs slip over on floorboards too.

Just make sure they are sanded well, you don't want splinters in your ass when the local drunks get to come and push you around the floor ..

had a look and no i dont know the product but seeing thats what ur going to use, if i was u i would use the unithane over the others becuase it is long lasting and low maintenance as they already mention and the fact that it doesn't chip either.

The floor finish is a semi gloss and yes we went with your suggestion sgt with the unithane and semi gloss. Thanks sgt, I like it. The results that is.
It looks more like a natural finish. There is very little sheen and I actually prefer that all natural almost no polish look.
The high gloss looks a little too much like from those cars that have wood finishes so polished that they look like plastic.
However, when we take photos the sheen comes up and makes the photo look like it is very shiny, when in fact it is not.

Anyhow, we are not going to change the bathrooms or the kitchen, so here's the agent's pictures of those.

We have taken some 10MP pictures of the home and it's current state but I won't clog the thread with those. I'll try and reduce their size and upload to photobucket, then link them here.

Remember, I am technologically challenged, so although any assitance and suggestions you guys may have will need to be made idiot proof.

There is an automatic skylight too with a remote control to control the blinds and opening and closing


This is the kitchen with the soft closing attachment in all the cabinets and the famous ilve $8000.00 oven/ cooktop that Pauline says she cooks off her cheap shit oven and it tastes the same as mine.

The front gate is automated, as is the garage. pauline says it is nice to see we are so in-touch with nature, so that at a press of a button we can just drive straight in and not get wet, however, sad that I still get it wrong and open the wrong thing all the time when there is only 1 button to press.
The front gate also has videocom and an autolock to keep unwanted visitors out. Unfortunately that auto lock/ unlock feature isn't working just yet until an electrician looks at it.

We will be adding aluminium platation shutters to the side glass panels of the front door too

We are also looking to landscape the front and back yard too. More on them at a later stage when we have sufficient funds.

Overall, I am pleased with the look of our new home.

good to hear u liked the way the flooring turned out, bathroom looks really nice kitchen looks good as well however with the kitchen it would look heaps better with different cupboards on the bottom. that yellow dont look to flash, it just dont much the top section. if u can get them redone in the same colour it will looks heaps better. ur kitchen will stand out more and look bigger. also if u cant get forsted glass splash backs put all along the wall from the left corner of the stove all around past the sink to where the bench top stops.

The walls are actually the same stone as the benchtops, again the picture doesn't show that very well.
The bottom cabinets in the kitchen are actually woodgrain, but it doesn't display very well in the photo. It actually looks acceptable for real.
We have just taken delivery of a new washing machine and refrigerator.
The toilet paper is also very much in reach Desicrater. Photos can be decieving.
And sgt, your opinions and anyone elses' are all fine. I accept constructive criticism, well I actually have been accepting FTW abuse for years, just re-read the carts' Fuck you all post ! So no offense taken. It's not like I am innocent either ha ha ha.

And wounded, if sgt is in the industry then I would recommend "consulting" him.
Sometimes I wish we had people in the industry we could've consulted. Instead I am sure we are paying too much for some things and contrary to pauline's belief, we are not rich.
Also, if you ever consider taking a pest control report on a property, I would recommend looking at the trees, if any on the property and out the front.
We have discovered there are termites in the tree directly outside the property.
That is council property I think but we would have liked to have known that fact when we were thinking of buying.
Also, we have discovered there is no TV antenae. Another unforeseen cost !
So consulting sgt would be a good thing... especially if he offers his services for free.
One final thing.
